Our agency fee will save you money :
The agency fee is usually payable at the signing of the preliminare contract. All property transactions must go through a notary who is appointed by the buyer. There can be a slight variation in price between notaries, but not much.

In our region, notary fees on a property of €250,000 would be from €1,800 to €2,000. As mentioned above, the higher the price of a property, the higher the notary fees are likely to be.

       Our Agency Fee – Services included in the price :

Arrange for a structural survey of the property if requested by you. This is not normal practice in Italy. The fee for this would be paid apart to the surveyors;

In the event you do not wish to sign a Power of Attorney in front of a Notary here in Italy, we shall prepare the power of attorney so that you can sign the final contract in your home country and close to your solicitor.

If you wish we can arrange with a Lawyer to check the property title in connection with ownership, charges, etc.; The fee for this service would be paid apart to the Lawyer;

Help organizing your trip by providing a low cost accommodation, advising on or helping in booking your flight and arranging your stay in Gaeta’s best hotels, renting a car or finding a taxi;

We can point you in the right direction to get a mortgage for your real estate purchase in Italy and eventually help you in sorting out every matter regarding this matter to buy your Italian dream home.

Provide Customer Assistance abroad (UK , London only): we are available to meet you, explain and advice you regarding your investment .

Arrange for a personal tutor, an expert local tourist guide to drive you around and show in details the beauty, places, activities and gastronomy of this region of Italy. A small fee of 100 Euros per day will be paid directly to your tutor.

Arrange for evaluation of renovation costs if requested by you and carried out by a registered professional person independent from the builder and the property. The fee for this would be paid to the estimator (“Perito”);

In order to purchase a property in Italy you will need a 'Codice Fiscale', the Italian tax code. We can arrange this for you .

Open an Italian bank account for you .

Negotiate a better price with the seller with regard to your purchase ;

If you wish we can arrange appointment with the Notary for Power of Attorney signed in Italy (in order for us to purchase the property on your behalf). Please note if you do not speak fluent Italian you cannot sign any documentation in Italian e.g. final contract (“Rogito”), preliminary contract (“Preliminare”) etc. as this would not be legally binding due to the fact that you would not understand it contents ;

Supervision of the entire process, ensuring timely completion of all documents ;

Settle the final transaction on your behalf (on receipt of funds from you) ;

We shall also arrange for all existing utility contracts to be transferred to your name. (if however no services are connected at the property we shall make a small charge for the work involved in attending to this for you) ;


Remember that although it is part of our duty to make your purchasing process as painless and easy as possible we cannot be held responsible for events and situation out with our control e.g. (Electricity/Gas/ Water Board and other companies of which we do not form part – example: disconnection of services for reasons other that non previously unpaid utilities’ bills .
