Mortgage Documentation :

To be submitted with your Mortgage Application or in order to receive an approval in principle:
NB If married your spouse will be required to co-apply for the mortgage and also provide all of the following documentation

Photocopy ID - passport or Driving Licence

Completed APPLICATION FORM

Completed BUDGET PLANNER


INCOME DOCUMENTATION


Employed applicants:

- Income Return for previous year

- 2 months’ payslips (the most recent months)

- Employer’s Declaration (letter on headed notepaper) of employment and Gross Annual Salary


Self Employed applicants

- Certified Accounts for previous 3 years

- Tax Return for previous year

- Statement from Certified Accountant (on headed notepaper) confirming nature of business and regular payment of income tax over previous 3 years


FINANCIAL ASSETS DOCUMENTATION

- Most recent 3 months’ bank statements of all current accounts

- Evidence of financial balance available to complete the purchase (proof of investment or other liquid assets in accounts, deposits etc.)

- Evidence of any further assets or income from other sources


FINANCIAL COMMITMENTS DOCUMENTATION

- Statement by lending bank regarding the status of your current mortgage - Type of mortgage

- (Endowment etc.), Capital outstanding, Expiry date, Monthly Instalment amount, Regularity of payments over previous 12 months, address of mortgaged property.

- Statements of other Loans outstanding (confirming Capital outstanding and monthly repayment amount)

- Maintenance Order(s)


ITALIAN PROPERTY DOCUMENTATION – necessary in order to undertake the survey

- Compromesso di vendita – Preliminary Sales Agreement

- Planimetria Catastale – Property Plans (map of property layout)

- Atto di Vendita – Confirmation of actual Ownership/title to property


OTHER ITALIAN DOCUMENTATION

- Italian Codice Fiscale (fiscal code number)

- Italian Bank account details – for Direct Debit charge


Submission of all of the above described documentation for all applicants (as appropriate to your specific employment and other income and loan position or characteristics) is key to receiving a timely lending opinion and subsequently a timely property survey and Mortgage Offer.
